Opportunity Housing Program

More than ten years after Hurricane Katrina left most of the New Orleans area under water, the community is still grappling with residual crises resulting from the storm: the lack of affordable housing, the widespread number of blighted properties and empty lots, and increased rental rates in the Greater New Orleans area.

SBP’s Opportunity Housing Program creates homeownership and rental opportunities for residents of low to moderate income, while rehabilitating blighted properties and strengthening neighborhoods. We work with our homeownership clients to improve their credit scores and become homeownership-ready. Clients then obtain a mortgage through a trusted lender, while utilizing available governmental and subsidies. In this way, SBP works to increase homeownership in a demographic that is traditionally excluded from the mortgage market.


Clients are carefully selected to ensure they are long term residents who have a steady source of income. They are required to attend homebuyer counseling to prepare them for the process of obtaining a mortgage and homeowner training, to better understand the responsibilities of homeownership.


Opportunity Houses are both rebuilds and new builds. They are each equipped with Energy Star electrical fixtures and appliances, double paned windows, and energy efficient central heating and air conditioning systems (HVAC). Our homes are located throughout the city, but primarily in the Gentilly and Lower 9th Ward neighborhoods. Our program works with applicants under 120% AMI or a combined annual income of up to $57,600 for a household of two.

As home prices rise, affordable rentals are increasingly vital to the City of New Orleans. We provide stable and safe rental options to low-moderate income families. When selecting locations for our units, SBP seeks up-and-coming areas where residents might otherwise be priced out. Our program works with applicants under 50% AMI or a combined annual income of up to $24,000 for a household of two.

SBP and NORA have partnered to provide an Opportunity Housing program that offers eligible homebuyers up to $35,000 in down payment and closing cost assistance, along with exceptional amenities such as stainless steel appliances and Star rated energy efficiency features such as: metal roofs, tankless water heaters and spray foam insulation.

Properties developed by SBP Real Estate can be paired with any down payment and closing cost assistance program available to eligible homebuyers (120% AMI - $63,000).
